Institutional real estate, direct investor access.
Openway is a real estate investment firm for accredited investors who want direct ownership in institutional quality real estate. We underwrite, acquire, build, and manage in house, across multifamily, manufactured housing, RV communities, and land.
Four asset classes, one disciplined process.
We focus on cash flowing and value-add real estate in Texas and select growth markets. Land is pursued selectively, as an opportunistic complement.

Openway is a new firm, and we built it deliberately. Rather than outsource the pieces that decide an investment's outcome, we run the full lifecycle in house. That control, paired with founders who have advised institutions and built real estate first hand, is how we protect capital and create value.
Underwriting
Every deal is stress tested against conservative assumptions before we commit.
Acquisitions
Direct and relationship sourced opportunities in Texas growth markets.
Construction & Development
Renovation and development managed in house through an affiliated general contractor, ATI Construction. Affiliated work is disclosed and consented to, with fees offset to investors.
Asset Management
Hands on operations, budget discipline, and performance reporting.
Dispositions
Exit timing driven by the business plan, not the calendar.
Access, earned through diligence.
Openway was founded on a straightforward observation: the best real estate opportunities have long been reserved for people with the right relationships. We are building a firm where access comes down to diligence and discipline, and where individual investors can own institutional quality real estate directly.
Access to institutional quality real estate should come down to diligence and discipline, not who you happen to know.
Sylvia Choi
Sylvia spent fifteen years in management consulting and corporate strategy, including time at McKinsey & Company, advising clients on investment analysis, portfolio management, and operational improvement. She came to real estate through direct ownership, managing long-term and short-term rentals, then investing as a passive investor. That experience made clear how much access to institutional-quality deals depends on relationships most individual investors simply don't have. At Openway, she oversees the firm's investment process, capital formation, and investor relationships. She holds an MBA from Duke's Fuqua School of Business.
Tim Tsang
Tim leads asset management, portfolio management, and construction and development oversight at Openway. Through his affiliation with ATI Construction, a Plano based general contractor, he gives the firm direct, in house control over renovation and development, the phase where value is most often created or lost. His work spans the full lifecycle, from underwriting through disposition, with one priority throughout: protecting investor capital while the business plan is carried out on the ground. He is a graduate of The University of Texas at Austin.
